I think it was a combination of being in Run-Level 3 (ie. not X servers
trying to run).....getting rid of the two above named directories in
/tmp.....and rebooting the machine to restart XFS

Thanks to everyone for their help!  It was neat to hear the different
approaches and I'm learn a few extra ways to 'skin the cat'.
